We’re heading into the second quarter, and if something was working for you in Q1, my advice is simple: double down on it. That’s the fastest way to build on your momentum and set yourself up for a strong start to Q2.

Agents ask me about my morning routine all the time, so I wanted to walk through it. It’s not complicated, but it’s consistent, and that’s what makes it work.

Starting with the local paper. My day usually starts pretty simply. I read through the local paper and see what’s going on around Burbank. That might not sound like a big deal, but it keeps me connected.

You’ll find updates on local events, changes in the area, and a lot of times there are nonprofits in town that could use your help. I make a note of those and circle back later in the day. It gives me a sense of what’s happening beyond just real estate, and that carries into conversations throughout the day.

The workout. From there, I move into my workout. I have kept the same structure for a long time. On Mondays, Wednesdays, and Fridays, I do free weights followed by stretching. On Tuesdays, Thursdays, and Saturdays, it’s the treadmill and then stretching afterward.

It’s not about doing anything extreme. It’s just something consistent that gets me going and keeps me on track.

Breakfast, journaling, and affirmations. Once I am done working out, I have a light breakfast. Usually eggs, or almonds with some fruit. Around that time, I also take a few minutes to journal and go through my affirmations. Then I look at my schedule for the day and make sure everything is lined up.

That part matters because once the day starts moving, it moves fast.

Smile and dial: prospecting first. When I get into the office, I don’t jump straight into emails or voicemails. Instead, I go right into what I call my “smile and dial.” I have a pile on my desk of everything I need to follow up on, and I work through it: phone calls, emails, video texts, and BombBomb videos. I do all of that first before I look at a single email that came in overnight or any voicemail from my cell phone or the office.

The reason is simple. If I start by reacting to what came in, the day gets away from me. By handling my prospecting first, I am in control of the day instead of the day controlling me.

The rest of the day. Once my prospecting time is done, I’ll grab a healthy snack, usually an apple, and then shift into returning calls and working through my inbox. At that point, I have already handled the most important part of the day, so everything else feels more manageable.
