Is the second half of the year really slowing down? I spoke with a coach recently who asked their teams if they’re going to ease up in the second half of the year, and no one said yes. In fact, they’re gearing up for more open houses, sharper follow-ups, and an even more proactive push.

That kind of mindset isn’t just talk, but is driving real results in today’s market. Here’s what that looks like.

Market performance snapshot. Looking at our results, it’s clear this approach is making an impact. Our business was up about 30% year over year for the first half, and that growth came from doing the basics at a high level. We’ve been doing a lot of steady prospecting, consistent follow-up, and implementing a strong open house strategy.

Current market opportunities. Right now, there are several factors working in favor of buyers. Lennar, one of the largest homebuilders in the U.S., is offering the biggest incentives we’ve seen since 2009. It’s a major advantage for today’s buyers who want to secure their dream home.

Interest rates have also dropped to their lowest point since April. If that trend continues, it could give even more buyers the confidence to make a move. And with school starting back around mid-August, we’re in a prime window to help families settle into their new home before the school year begins.

Lead and referral sources. Our sphere of influence was a solid driver of business in the first half of the year. Past clients sent us three great referrals, and we finally closed a deal from a Zillow lead that had been sitting with us for a while. We also picked up three agent-to-agent referrals, which just shows how powerful a good network can be.

On top of that, a neighbor sent a client our way, and we had the chance to help an outside buyer who originally came through another agent. We were representing the sellers at first, but ended up stepping in to help the buyer close.
