Happy September. I want to check in and give you my do-do-do-do list for the month, four Do’s that separate the agents who thrive in a shifting market from the ones who get left behind. The market has moved, and you have to move with it. So here are your four Do’s.
Do #1: Do instant, massive follow-up with every new lead. The moment a new lead comes in, reach out, speed is everything, and it’s where most agents lose deals before they even start. But instant isn’t enough on its own. This is where I see agents fall down most: one call and done, or spotty for a couple of days and then nothing. That’s not follow-up. You need to be reaching out every single day using what I call 3-3-3: calling, emailing, and texting. Stay in front of them consistently until you connect.
Do #2: Do aggressive open houses. Don’t just sit and wait for traffic. Door-knock 50 doors around the property to invite the neighborhood. And here’s one that works well: host a preview open house for the neighbors the night before, a Friday evening meet-and-greet, so you’re building relationships before the public open house even starts.
Do #3: Do follow up on your database, especially clients browsing online. I constantly see clients coming back to look at properties online while their agent never reaches out. When someone in your database is active again, reach out right away. Ask if they’ve seen anything they like, offer to adjust their search, and just be in communication. And don’t just set them up on an automated drip and consider the job done, you’ll get far more out of bringing them into the office, showing them listings that fit what they want, and walking them through exactly how you’re going to find them an amazing home. Suggest a quick meet and greet at Starbucks or wherever’s easy. That personal touch is what a drip campaign can never do.
Do #4: Do prospect every single day. Set a goal of 20-plus phone calls a day reaching out to clients. Hold yourself to that number, because remember: marketing is prospecting, and you should be prospecting daily. It’s the one habit that feeds everything else on this list.
And one last thing that ties all four together: shift your mindset. I’ve been telling my agents to reread “Who Moved My Cheese?” by Spencer Johnson. It’s a short book, but the lesson is exactly what this moment calls for, the market has changed, and the agents who succeed are the ones willing to change with it instead of clinging to what used to work.
